Construction Scheduled to be Completed Next Month on Retail Component of Mixed-Use Sykesville Business Center

MacKenzie Commercial Real Estate Services has completed leasing of first retail building

Construction is nearing completion on the retail component of Sykesville Business Center, a mixed-use development containing 30,000 square feet of retail space and 36 multifamily units on the upper level. Master developer Stavlas Properties, LLC is developing two buildings, each containing nearly 16,000 square feet of retail space, to support the western section of Eldersburg and Sykesville which includes an industrial park, Century High School and Liberty Place, a sold-out condominium project developed by Ryan Homes located just across the street.  MacKenzie Commercial Real Estate Services, LLC is serving as the exclusive leasing brokerage firm of record for Sykesville Business Center and has completed leasing for one of the retail buildings.  MacKenize Senior Vice President Dennis Boyle and Chris Walsh are handling the assignment.

Located at 53-55 Liberty Road, leases have been signed with local businesses that include a Vietnamese café, nail salon, wellness market and tobacco shop. The building will be anchored by cheer facility Cheer Idol which leased 10,000 square feet of space in the building. Marriottsville-based Stavlas Properties intends to deliver both buildings in Q1 2025.

Featuring roadside frontage and visibility from MD Route 26 Liberty Road, nearly 27,000 vehicles pass the site on a daily basis. Nearly 50,000 people reside within a five-mile radius of the site, including more than 17,000 households with an average household income approaching $175,000. The daytime population within a five-mile radius is more than 38,000. Sykesville Business Center features immediate access to MD Route 97, and is less than nine miles from Finksburg and seven miles to Interstate 70.

We have generated extremely strong interest in the remaining spaces, and are targeting compelling uses for the second building, specifically ones that represent initial market entries into Carroll County.”

Boyle adds that the presence of Liberty Place, which is within walking distance of the retail buildings, provides a dedicated consumer audience and was a major factor in the leasing pace.
